Short term holiday rental agreement - terms and conditions

Please read the following terms and conditions carefully.
You must agree with them in full as stated and signed on the booking form.

"the owners" refers to the owners of the property.

"the renter" refers to the lead person named on the booking form.

"the property" refers to Casa De Sueños, Urbanisation Balcón de Finestrat, Alicante, SPAIN

1. BOOKING RESERVATION

A deposit of 20% of the rental cost is payable within 7 days of making a reservation. All reservation requests are provisional until the completed booking form and the deposit payment have been received. Your reservation will be confirmed in writing (email or otherwise) after receipt of the deposit. A change in reservation is only possible after written consent of the owners.

The final balance payment is required, no later than 6 weeks prior to arrival. If the final balance payment is not paid on time the reservation may be cancelled and you will lose your deposit.

For reservations taken within 6 weeks of the arrival date, full payment is required at time of booking.

2. REFUND POLICY

We are pleased to be able to offer refunds on cancellation of your rental according to the following policy:

up to 8 weeks before arrival date - 50% refund
up to 4 weeks before arrival date - 25% refund
less than 4 weeks before arrival date - No refund

3. DAMEGE DEPOSIT

A damage deposit of £200 is charged with your final balance. This will be refunded in full after your stay providing no damage, breakages or losses have occurred, or excessive cleaning is required.

If you find any damages on arrival, they must be reported immediately or you may be considered responsible.

A charge of £50 will be made for loss of keys.

4. ARRIVAL AND DEPARTURE

Arrival and Departure times are negotiable, however arrival must not be before 2:00pm and departure must not be later than 10:00am unless agreed in writing.

On departure, the property, equipment and utensils must be left in a clean and tidy condition. All floors must be swept clean, no dirty crockery or plates left on the sink and all garbage must be deposited in the roadside containers.

Washing and cleaning of linen and towels after your departure is included in your price and these should be stripped and left on top of the beds.

5. SHARED SWIMMING POOL

You must abide by all rules posted in and around the swimming pool and children must be supervised at all times.

The owners shall not be liable nor will accept any responsibility for any injury, loss or damage howsoever sustained by any person whilst at the property or the shared pool.

6. GENERAL CONDITIONS

The renter MUST be over 21 years of age.

No pets are allowed without prior agreement.

No smoking is allowed inside the property.

Only persons named on the booking form are permitted to stay overnight. The management may terminate occupancy if terms and conditions are not complied with.

All utilities, appliances and facilities offered in the booking will normally be available for the full period of hire and in the event of breakdown will be repaired or replaced as quickly as possible. No compensation will be due for any periods when utilities, appliances or facilities are unavailable. Any known problem with availability will be communicated by the owners in writing at the earliest opportunity.

Electricity, water, air conditioning and internet are all included in the price. However please be sensible, do not leave air conditioning on all day with doors left open! Any excessive utility charges will be passed onto the renter.

The owners cannot be held responsible for loss or damage to valuables or personal property and we recommend you have the appropriate insurance cover in force during your holiday.

In the event of any breach of contract on the part of the owners, howsoever arising, any loss and/or damage including consequential loss sustained by the renter, shall be limited to the total sum paid by the renter to the owners.
